A REALTOR for Re/Max Real Estate Services in Aliso Viejo, CA reported recently that there were 2,285 deals created in the last 30 days. This is an increase of 7% from one year ago. The REALTOR said there was increased showing activity, increased open house activity, buyers are writing more offers, multiple offers in the lower ranges and significantly more first time buyer activity.
This is a report from only one firm and one office, but at least someone is experiencing increased housing demand. A more county-wide official report should be evaluated and a discussion with a REALTOR would be in order to properly understand any statistic.

Real estate in Maui is varied and certainly is not in a depressed state. A Maui REALTOR reported the following facts about Maui real estate:
- in 2007, Wailea home sales increased 13% over the previous year
- the median sale price of a single family home in Wailea was $2,028,500
- Kihei real estate had a median sale price of $729,850 down 4% from the previous year
- Kihei condos had a median sale price of $427,000

We had a chance conversation with one of our REALTOR friends in the San Francisco area. We asked how the real estate market was -- we suspected the answer to be similar to the ones that we typically hear in Southern California. To our surprise, here is what our friend said:

Pending sales of existing homes increased slightly in October. The National Association of REALTORSreported that its pending home sales index, based on contracts signed in October, was up 0.6% from September.
The forward-looking indicator of home sales was more upbeat than expected.
Year-over-year, pending sales were down 18.4%. Only the declines registered in August and September were deeper.
The NAR said median home prices would likely fall 1.9% this year but rise 0.3% in 2008.

Belmont Shore, California, is an ocean front community with a 2nd Street shopping district and a vast pier that has been there since 1966. Belmont Shore continues to be in high demand with many large homes and townhomes.
